Step 1: Creating a Marketing Plan |

experience and knowledge can help!
First, there are several ways we can expose your home to a great
number of potential buyers...

Sales Associates at our office, our other offices, the area realty
associations and our Multiple Listing Service.

lots of "homes for sale" and a very enviable reputation.

and third party companies is a source of quality buyers... even in tough
economic conditions.

And we do some very specialized work to
develop additional buyers.

For these reasons some 90% of all homes
sold nationally are sold using the services of a Real Estate firm.
Second, we are
in a better position to assist you in the negotiating if a buyer makes an
offer direct to the owner. An owner is often unable to negotiate
successfully. As a third party we can carry out those negotiations getting
the most for the seller and without losing the buyer. Often this
difference is more than the fee involved.
Third, we can help make almost any home a little more marketable. We know
the many reasons people DO NOT BUY as well as the reasons they do.
Fourth, we can help in determining the right price. Surprising as it may
seem, people who sell their own homes occasionally set a price lower than
necessary. Usually however the price is too high and the home does not
sell.. . even with price reductions. It really does take a lot of homework
on our part; but we can help you select the best price to ask. While a
seller sets the price...it is the market that determines the value!
Fifth, we can sort out prospects. Generally there are three types of
buyers in the market place.

The first type is in a hurry to move! They almost always use the services
of a Realtor. They know we will be able to show them more homes in the
price and type they desire.

The second type has no urgency to move. They are usually looking for a
specific home or that "real bargain."
They plan to avoid the Realtor and the real estate fee...and usually do.

The third type is "just looking" at houses because they like to. They
can't afford to move... and may not even want to. They generally go to
owners directly because they know a REALTOR® can quickly determine that
they aren't serious buyers.

Sixth, We can sell the prospects on taking action. Even a good prospect
may need a little urging to make a decision occasionally. A REALTOR® who
has been working with such a prospect, knows they are qualified, and
therefore they are in a much better position to help them decide on the
"right house."
Seventh, We can help the buyer with financing. With so many ways to
finance a property today, buyers are confused. We will usually spend a lot
of time qualifying the buyer and helping them to get comfortable with
financing.
Eighth, once you've achieved a successful contract there is a lot of
coordination and paperwork. The work can include updating title work,
ordering inspections for termites and possibly RADON. In addition other
inspections may follow such as roof, plumbing, and electrical. A good
REALTOR® will also assist in coordinating any necessary repairs getting
the gas line and/or home warranty taken care of. Preparation of deed,
working with the lenders for pay-offs and pulling together the
"settlement" figures are the final aspects of why you need to choose a
qualified REALTOR®.

be left at your home for Buyers and distributed to other Realtors as we

discuss the best options for you (the seller).

Schedule tours of your home for
top producing agents from both our office and other offices to view
your home first hand.

Develop a personalized "JUST
LISTED" flier to be distributed door-to-door to neighbors and in move-up
and rental neighborhoods.

Advertise in publications that
will attract Buyers to your area and price range.

Through us you have access
to a Nationwide Century 21 Relocation Service with Realtors in over
6,000 offices in 25 countries and
territories around the globe.

Schedule Open Houses, as needed,
to stimulate activity.

Keep you informed as often as
possible (usually on a weekly basis) of current market conditions by
providing: feedback on showings, copy of all ads your home is advertised
in, sold properties in your area and other competition on the market.

Review your property's market
placement after 30 days if it hasn't sold and make recommendations on
what to do to get it SOLD. Sort out prospects by: Pre-qualifying Buyers,
Screening lookers and answering questions about your home specifically.

Sell Buyers on taking action by
knowing the neighborhood, competing properties in the area and the many
special features your home has to offer.

Negotiate the purchase agreement
and, in doing so, represent your best interests. (Please note: A dual
agency situation could apply - please review the form provided)

Assist the Buyer or Buyers
Realtor in finding the best financing alternatives, if needed, to keep
the transaction in place.

Coordinate all of the closing
details:
- Follow up with Buyers mortgage
application
- Order and schedule appraisal
- Provide appraiser with comparable
sales
- Order all title work
- Order lender(s) payoff
- Coordinate all inspections i.e.
termite, gas, radon, well, septic, property inspection and other
certifications (if necessary)
- Review the settlement figures for
accuracy
- Arrange for Power of Attorney (POA- if needed)
